031A8125_1The internet can provide a valuable resource for savings from 30%-50% of the cost of most items incorporated into the built environment. By comparing pricing for lighting, hardware, plumbing fixtures, electrical devices, appliances, hardware, window coverings, tile, flooring accessories, and decorative finishes savings home owners can save significant money when building or renovating. The only negative encountered by William Cohen when buying on line products was that one lighting fixture arrived broken. When Cohen reported the problem to the supplier, the item was quickly replaced by the supplier.

The Cohens purchased a seven room cooperative apartment in a building built in 1908. The building is a cooperative established in 1929. The apartment was the home of Adam Clayton Powel Senior. Although originally an elegant building, the building and the apartment had been sadly neglected and abused in recent history. The Cohens saw the potential for both the apartment and the building. Knowing that a major renovation was needed; they were unprepared for what they found due to the utter neglect of the underlying infrastructure.

The plaster walls were crumbling under the many layers and shades of purple paint, the purple carpet covered huge gaps in the finished flooring. The radiators were falling through the floor due to unattended valve leaks. The layers of acoustic ceiling tile concealed crumbling plaster from years of leaks from the apartment above and water infiltration due to the cooperative board’s neglect in dealing with the need for brick pointing. Cheap paneling covered more deterioration of the walls. The original oak paneling in the dining room was dried out, badly stained and the panels separating from their frames.

Despite the negatives, the Cohens felt the ingredients for creating a warm and comfortable home were there. The small but nicely proportioned rooms, the flow of the spaces, the high ceilings and their regard for history gave them the courage to tackle the renovation.

Having sold their very modern duplex apartment, the Cohens, were looking for a way to integrate their furniture collection of contemporary classics and inherited antiques with the history and tradition of the apartment. Being that almost all of the finishes had to be replaced, the choice was made to keep the fireplace mantel and overmirror as a focal point, restore the oak paneling, maintain the basic plan, but simplify details. The original maze of doors had been removed in previous renovations. The decision was to leave the openings to create a more open and friendly environment. All the door and window trim was replaced with stock moldings that approached the original in scale.

Three Building project located in west Harlem. Each building to have total gut renovation. Each building located on a treelined residential block, to contain three unique duplex units. Totally new interiors in 1910 restored brownstone. Every unit to have two spacious bedrooms and 2 1/2 bathrooms (including master bedroom suite) New central air conditioning, Washer and dryer, Large dining/family room, Separate living room. Each duplex unit has private outdoor living space. The buildings are located near shopping and recreation areas (Riverbank State park), Convenient to buses and subways (A,B,C,D &1) 15 minute commute to Columbus Circle and 59th Street.

The three buildings to be renovated and marketed sold in sequence beginning with 140th street site followed by 149th and 161st street site. Working in sequence will allow project management the ability to develop a continuous working relationship with a small crew. Each building to be similar in nature making for economies of familiarity. Each site is located within already established residential neighborhoods with existing condominiums, co-ops and single family dwellings. This fact makes for greater desirability and potential sales.

Queen Apparel NY, Inc. bring more co-workers and customers together to support its ambitious stablization and business growth. The 6,800 square foot office is centrally located in a pre-war manufacture brick building the mid-town Mahattan. Due to the rentangular shape of floor, WMCARCH utilized the existing column line to create a dynamic and efficient circulation the three level of office space uses such as the executives, administratives and production offices. The open layout maximized consistent natural light from north face. By paying particular attentions , thoses spaces are in need of employee’s lounge and conference room for their education and small task meetings. WMCARCH was able to create and meet the needs of Queen Apparel’s hardworking staff.

I came to New York to study interior design graduate program at Pratt Institute in 1996. I had worked as a desiger and construction manager for construction company. I met the owner couple as my first interior renovation project design for their 18 years old retail store at Brooklyn which is the one of most popular sandwich shop in the Brooklyn introduced oftenly by The New York Daily News and major broadcasting eating place section. I had good relationship during the construction and after completion as well. I entered the school and continued my carrier at William Cohen’s office. I got an phone call from Mr. Lee’s wife and she gave me an idea that house extension had owned over 20 years children’s raising and their first owned house moving from Califonia.

The Kitchen is efficiently laid out with 14 feet island built-in appliance and has swing-in french patio doors bothsides onto bulestone patio. french door and transom above allows plenty daylight coming into the early every morming time for using all family members. Create pleasing 11 feet ceiling height and 10 feet rear extension has harmonized room proportions. The bulestone patio links dining/ living room from outdoor spaces and shares visual through french door openings.

The program was to renovate a classic ten room apartment to accommodate a young couple and their two small children. The basic layout and traditional details were well thought out and executed. The main problems to deal with were a kitchen that was dated and dark, bathrooms that were unsightly and shabby. The library was basically a hallway from the grand entry foyer to the dining room. The master bedroom was lacking in storage and lacked the grace and style of the other grand rooms. The program solution was to reconfigure the kitchen to include a dining banquette with a large window.

The problem of the library as hall was eliminated by making a very large combination dining library united by wood paneling and storage units. The master bedroom was enlarged to incorporate a study that could be closed off for occasional guests with lots of built-in storage.
